Locksbridge Developments is the real estate investment and development vehicle of Sheikh Holdings in the UK. Our core focus is to capitalise on opportunities in the distressed market place, where we have strong relationships with receivers and investment vehicles, looking to dispose assets in strong locations across the UK.
We recognise significant opportunity in the next five years to acquire, trade and develop properties both in the commercial and residential real estate market. Our current portfolio consists of large residential development schemes and commercial assets with high-yielding growth, which encompass a Gross Development Value in excess of £125m. In the next five years, we have a pipeline of over 700 homes in the UK under the Locksbridge brand.
The family have a very conservative approach to gearing and all assets, with the exception of Metropolitan House, remain unencumbered. Our experience and track record enable us to deliver favorable returns for the family and thus we tend to invest from our own cash resources. On occasion we may also consider Joint Ventures with reputable and like-minded parties that can add long-term value.

In 2012 Sheikh Holdings created a Serviced Office operation that would form a new division under the Real Estate arm as well as complement the offerings within the existing and expanding commercial portfolio.
Met House Serviced Offices was the first operation launched in Potters Bar, Hertfordshire, occupying the top floor of Metropolitan House, which is a building that sits directly opposite Sainsbury's and the Potters Bar train station. SH recognised the need for high quality yet affordable office space in a tough economic trading environment. Businesses all over the country were downsizing accommodation and cutting back on overall operations. Our response was to provide businesses with a variety of options, not only in the size of offices available but also the length of term. Offices range from a single shared office up to a 8 person office, with additional flexibility to expand further if required. We have provided clients with an all encompassing package, fully managed and furnished, and quality of service that is truly a unique selling point for start-up and established businesses a like.
This approach has enabled us to achieve full occupancy within the first year of trading and has built a solid platform for replicating the business model across similar strategic locations with demand for flexible office space. We believe the office market represents many challenges in the years ahead, but strongly feel the worst is over. However maintaining flexibility, consistency and transparency in our approach will ensure strong growth within this saturated market.
