Metropolitan House is a 65,000 sq. ft landmark mixed-use building located directly opposite Sainsbury's and the train station in Potters Bar, Hertfordshire. The building consists of mainly commercial tenants with retail tenants on the ground floor. Commercial tenants include: UK Power Networks, Caretech Holdings PLC, Churchill Knight, O’Neill and Brennan. Retail tenants include: McDonald’s, Subway, Raine & Co and Safetan. Since acquisition Locksbridge have completely filled the building by letting an additional floor to a PLC company as well as setting up our own brand serviced office operation on the top floor. Serviced offices are now operating at 100% occupancy after 18months and the building is now completely full generating a £1m rent roll.
Locksbridge are currently in discussion with planners for an additional 25,000 sq ft of residential space, as well as to significantly improve the exterior and interior features of the building. The current scheme upon completion will give the building an end Gross Development Value of c£25m.
